What It Does
The Hurricane Damage Documentation Toolkit is a guided, self-service web app that helps Florida homeowners (and homeowners in any hurricane-prone state) create professional property documentation reports. There are two tools:

The Baseline tool walks you through your entire property — roof, exterior walls, windows and doors, interior walls and ceilings, attic, fences, and outdoor structures — with specific photo prompts for each section. The Baseline Report covers:
- Roof condition from all four sides, ridge lines, flashing, gutters, soffits
- Exterior walls on every face of the house — stucco, siding, brick, paint condition
- Every window and door including frame condition, caulking, seals, and storm protection type
- Interior ceilings and walls in every room — proving no active leaks or water stains existed before the storm
- Attic — the single most valuable section, documenting dry roof decking, clean rafters, and dry insulation
- Fences, sheds, screen enclosures, pool areas, driveways, and landscaping
Each section includes specific photo guidance telling you exactly what to capture and why it matters for a future claim.
Storm Damage Documentation Report ($10)
When a storm hits, the Damage tool guides you through documenting what happened — section by section, with the same structure adjusters and engineers use in professional reports. For each area of your property, you select the type of damage from a detailed list, rate its severity (cosmetic, functional, or structural), add descriptions, attach photos, and include section notes.
The Storm Damage Report covers seven sections:
- Roof and Attic — missing shingles, ridge cap damage, exposed decking, flashing, soffit and fascia, debris impact
- Exterior Walls — stucco cracks, siding damage, impact marks, water staining, exposed sheathing
- Windows and Doors — broken glass, frame damage, failed seals, garage door damage, water intrusion around frames
- Interior Rooms — ceiling stains, drywall damage, flooring damage, mold, standing water, personal property
- Flood and Water Intrusion — high-water marks with measurements, storm surge, sewer backup, subfloor damage, contaminated water (this section is specifically designed for NFIP flood claims where the water line height is the most critical measurement)
- Landscape and Fencing — fallen trees, fence damage, driveway and walkway damage, outbuildings
- Pool, Patio, and Outdoor Structures — screen enclosure damage, pool equipment, deck damage, carport and pergola
The system generates a professional PDF with a property information header, damage summary table, section-by-section damage inventory with severity tags, timestamped entries, section notes, and a complete damage count. The report is formatted to be immediately useful when handed to an insurance adjuster, public adjuster, or attorney.
Why We Built This
Oasis Engineering has performed over 250 forensic storm damage investigations, structural assessments, and expert witness engagements across Florida. Through that work, we kept seeing the same problems:
Homeowners document damage on their phones with no structure. They end up with 200 photos in their camera roll and no way to organize them into a coherent presentation for their adjuster. Important damage gets missed. Critical details like flood water height never get measured. Photos lack context.
