What’s Really Holding Up Your Manufactured Home? A Peek Under the Skirt (Real Crawlspace Inspection)
During a recent roof inspection in a well-kept manufactured home community, I couldn’t help but crawl underneath and check out the foundation system. What I found reminded me why foundation certifications are so important — and why Oasis Engineering’s Manufactured Home Foundation Letters remain one of the most requested services we offer across Florida, Texas, and beyond.
Not All Foundations Are What They Seem
At first glance, this home looked like it was built on a concrete stem wall — thanks to its clean faux brick siding and solid perimeter skirting. But looks can be deceiving. Once I popped open the crawlspace, the reality was clear: this home sits on a traditional block and pier system.
The piers themselves were dry-stacked CMUs with non-treated wood shims — a common setup, but one that often fails FHA, VA, and USDA loan requirements if not properly stabilized, reinforced, and certified.
Why Lenders Require Foundation Certification
If you’re buying, selling, refinancing, or insuring a manufactured home with a government-backed loan, you’ll likely be asked for a HUD-compliant permanent foundation certification. That means an engineer must inspect and verify that the home meets all current HUD/FHA guidelines — including anchorage, support piers, clearance, and skirting.
What we look for:
- Is the home properly anchored and stabilized to resist wind uplift and lateral forces?
- Are piers adequately spaced, grouted, and capped with proper wood or steel shims?
- Does the home meet minimum clearance and ventilation requirements?
- Is the skirting secure, weather-resistant, and designed to prevent moisture accumulation?
This particular home passed visually — but many don’t. And a missed issue can stall closings, delay appraisals, or cost thousands in repairs.
